BEING A MEMBER
Owner Obligations
Property owners automatically become members of the Society and being a member carries with it certain obligations, so upon purchase it is extremely important you review our current Rules and Constitution and execute a Deed of Covenant agreeing to all member obligations.

Bella Vista Drive: Property Covenants
Properties on Bella Vista Drive (Lots 1–40) are subject to covenants and encumbrances as defined in the 2024 Bella Vista Residents' Association Constitution.
It is important that both existing owners and prospective buyers understand the legal nature of these covenants. They are not guidelines open to reinterpretation — they are binding legal obligations established by the original Resource Consent and formed a material part of the developer's contribution to Auckland Council. Any attempt to alter or overturn them would likely be both legally complex and extremely costly.
​The BVRA Committee's role is to uphold these standards consistently and fairly. All owners and prospective purchasers are strongly urged to seek independent legal advice to ensure they fully understand their obligations before purchasing, building, or making any changes to their property.
Bylaws
The 2026 Bylaws (our Daily Guide), build on the Rules to address contemporary issues such as speeding, parking etc, thus allowing standards to remain current without rewriting the primary Rulebook.
Building & Design
All new builds, exterior modifications, and appearance changes require pre-approval from the Design Control Committee (DCC) in order to maintain the subdivision's aesthetic continuity. Completed application forms and supporting documents are available from our WELCOME  page.
Completed forms accompanied by appropriate plans, design drawings and materials information should be submitted to the DCC.

Before any application can be reviewed, the following fees and deposits must be lodged with the Association:
  • Design Review Fee: $1,500 — covers DCC application review, architect design review, approval letter for Building Consent, compliance review of the finished house and landscaping, and Certificate of Completion.
  • Construction Bond: $5,000 — refunded upon project completion within 24 months and issue of a final DCC Certificate of Completion, less $500 for Private Way repair and maintenance, plus any additional professional fees, fines, or expenses incurred in ensuring the build aligns with the approved application.
Note:  The DCC may, at its discretion and upon member request, grant timeline extensions. Completing a project beyond 24 months without prior approval may result in further drawdown from the Bond.
Important:
Upon future sale, all non-compliance issues transfer to the new owner(s). Vendors are legally obliged to disclose this to prospective buyers.
​The DCC Certificate of Completion must be retained by the owner and passed to subsequent owners.

Rubbish, Recycle and Green Waste
​Rubbish and Recyclables Collection
There are three collections that take place to remove rubbish & recycle from Bella Vista:
Rubbish and Recycle Collection:
Bin and pre-paid bag service for rubbish is every Wednesday and for recycle every second Wednesday. Please place bins roadside either the evening prior or early that morning.
Green waste collection:
Please check with the service provider concerned to determine collection day(s).
Bins should please be recovered to and screened within your own property as soon as practicably possible 



Community Trailer

Initially purchased as a community asset for use in irrigating the common area plantings and to move materials around the Bella Vista the trailer is also available for residents' use.
Contact Bryce Cameron on 021 906-711 to check availability.
When you use the trailer the wheel clamp will need unlocking. Bryce has the key for that and will provide it for your use. It is important the trailer resecured and the the key returned to Bryce after use.
